The short answer
Not every concrete floor needs a full coating system. Some floors are worth showing off with the right color and protection. Concrete staining penetrates the concrete itself, adding rich translucent color that enhances the natural character of the surface. Sealing locks in the color and protects against moisture, stains, and wear. Acid-based for unique mottled patterns, water-based for broader color and predictable results. Starting at $3/sq ft with a $1,500 project minimum. 15-year installation warranty.
01 · Why staining
Why Houston property owners choose concrete staining + sealing.
- Enhances natural concrete instead of covering it. Staining doesn’t hide your concrete. It brings out the natural variations, textures, and subtle imperfections that give a slab its personality. Organic and unique, not manufactured.
- Acid stains create one-of-a-kind mottled patterns. Acid-based stains react chemically with the minerals in concrete. Every slab has different mineral composition, so every acid-stained floor is unique — impossible to replicate exactly.
- Water-based stains offer consistent color + wide palette. More predictable color with broader options. The color you choose is closer to the color you get. Ranges from earth tones to bold colors.
- Clear sealers protect against moisture, stains, wear. Houston’s humidity and rain make sealing essential — Texas A&M AgriLife Extension notes that the region’s expansive clay soils and persistent moisture create demanding conditions for any concrete surface. A quality sealer prevents moisture intrusion, resists staining from spills, and extends the life of the stain.
- Ideal for interior + decorative outdoor concrete. Living rooms, entryways, sunrooms, covered patios, pool decks, decorative features. Anywhere the concrete is in good condition and you want to enhance its appearance.
02 · How we install it
Our 5-step stain + seal process.
Evaluate the slab
Check for existing sealers, coatings, adhesive residue, heavy staining, porosity, contamination. These block stain penetration and cause uneven color.
Surface preparation
Concrete must be clean with open pores for stain to penetrate. Mechanical grinding, chemical cleaning, or combination. Existing coatings fully removed.
Crack + surface repair
Cracks, divots, and surface damage repaired before stain. Repaired areas may accept stain differently — we set expectations up front.
Stain application
Acid stain reacts with concrete over a controlled period, producing unique mottled color. Water-based applied in even coats for consistent color. Residue neutralized and cleaned.
Sealer application
Clear concrete sealer locks in stain color, protects against moisture and wear, provides final sheen (matte to high gloss). UV-stable sealers for outdoor.
03 · Decision
Staining vs. coating — which is right for your floor?
This is the most common question we help clients answer. It comes down to what you want the floor to do and how you want it to look.
Staining is right when…
- You want to preserve the look and feel of natural concrete
- Interior decorative floors (living areas, kitchens, entryways)
- Covered or uncovered patios with decent slab condition
- Sunrooms and enclosed porches
- Decorative concrete features, walkways
- You want a natural, organic aesthetic
A coating system is right when…
- Garages with vehicle traffic, oil, and chemical exposure
- Commercial kitchens, warehouses, and retail spaces
- Industrial environments with heavy equipment
- Floors that need maximum chemical and impact resistance
- Spaces where you want a seamless, uniform appearance
- High-design aesthetic — see microcement or metallic epoxy
Not sure? That’s what the evaluation is for. We’d rather steer you to the right solution than sell you the wrong one.
04 · Warranty
Backed by a 15-year installation warranty.
Every concrete staining and sealing project is backed by our 15-year installation warranty. If our workmanship or application process causes a failure, we come back and make it right.
Standard exclusions: misuse, impact, abrasion beyond normal wear, hydrostatic pressure, structural cracks or concrete movement, alterations by others. Periodic resealing expected to maintain protection over time — every stain-and-seal install needs re-sealing every 3–8 years depending on traffic and exposure. Full warranty terms.
05 · FAQ
Concrete staining + sealing questions.
What’s the difference between concrete stain and epoxy?
Stain penetrates into the surface of the concrete, adding color without building a layer on top. The concrete remains visible and tactile. Epoxy sits on top of the concrete as a thick protective coating — a seamless surface that resists chemicals, impacts, and heavy wear. Staining is about aesthetics and preservation. Epoxy is about protection and performance.
How long does concrete stain last?
The stain itself is permanent — it becomes part of the concrete. The sealer on top needs periodic reapplication (every 3–8 years depending on traffic and exposure) to maintain protection. With proper maintenance, a stained and sealed concrete floor can last 15+ years looking intentional.
Which is better — acid or water-based stain?
Different goals, different tools. Acid stain reacts chemically with concrete minerals — unique mottled patterns, limited palette (earth tones), unpredictable in the best way. Water-based stain applies evenly and gives you predictable color across a wider palette. Acid for natural variation. Water-based for controlled design.
Can stained concrete be used outdoors?
Yes. Stain and seal is actually the most common outdoor concrete finish in Houston because it survives UV and rain far better than film coatings. We use UV-stable sealers for outdoor applications to prevent fading from sun exposure.
What does it cost to stain and seal concrete?
Starting at $3/sq ft for stained concrete with sealer, $2.50/sq ft for sealing alone. $1,500 project minimum regardless of square footage. Final price depends on slab condition, square footage, and stain choice. Get a ballpark in 2 minutes.
