Pearland’s low-lying position — particularly south of Broadway and throughout Shadow Creek Ranch — means moisture vapor transmission through concrete slabs is more common than in higher-elevation suburbs. We test every slab for moisture levels before applying any coating. If the readings are outside acceptable range, we address it before moving forward. Skipping this step is how coatings fail, and we do not skip it.
Pearland straddles Brazoria and Harris counties, and the soil composition shifts across that boundary. Expansive clay on the Brazoria side can produce more slab movement and hairline cracking. Some do. Shadow Creek Ranch sits at a lower elevation with a higher water table in certain sections. That can lead to moisture vapor migrating through the concrete slab, which will cause a poorly applied coating to delaminate. We test for moisture vapor transmission on every Shadow Creek Ranch project and adjust our system if needed. This is one of the most important steps we take, and it is one most competitors skip entirely.
Yes, provided the slab has cured for at least 28 days. New construction concrete in Pearland’s master-planned communities is generally in good condition, but it still requires mechanical grinding to create the surface profile needed for proper adhesion. We also check for any curing compounds left behind by the builder, which can interfere with coating adhesion if not removed.
Older homes near downtown Pearland, along Dixie Farm Road, or east of Cullen often have concrete that is 40 to 60 years old. These slabs may have oil stains, old paint, minor settling cracks, or surface erosion. Our mechanical grinding and crack repair process handles all of it. We evaluate every older slab before quoting.
