01 · Why coat it

Why coat concrete instead of leaving it bare?

  • Bare concrete dusts and degrades. Unprotected concrete sheds microscopic particles with every step and vehicle pass. Coated and polished concrete doesn’t. Industrial facilities alone save thousands annually in dust-control and cleaning costs.
  • Moisture intrusion is Houston’s enemy. Our combination of high humidity, clay soil, and seasonal rain means unprotected concrete absorbs and re-releases moisture constantly — leading to efflorescence, spalling, and eventual structural damage.

Concrete floor coating questions.

What’s the difference between polishing and coating concrete?

Polishing is a mechanical process — diamond tooling grinds and refines the concrete itself until the surface is dense and reflective. There’s no film layer; the concrete is the finish. Coating (epoxy, polyaspartic, microcement) applies a product on top of the concrete. Polishing is typically more permanent and lower-maintenance. Coatings offer more color and decorative options. Both are professional solutions — the right one depends on your space and goals.

Which system is best for commercial floors?

For most commercial floors, polished concrete is the default choice — it handles heavy traffic, is easy to clean, and has no topcoat to delaminate under forklifts or pallet jacks. For commercial kitchens with chemical exposure and slip-resistance requirements, an epoxy or polyaspartic coating may be more appropriate. We’ll recommend the right system based on your specific use case during the evaluation.

How long does a concrete coating last?

Polished concrete can last the life of the building with proper maintenance — 20–30 years is common in commercial environments. Stained and sealed concrete needs re-sealing every 3–8 years depending on traffic. Microcement overlays typically last 15+ years with maintenance. Do you work on residential concrete floors?

Yes. Concrete staining and sealing and microcement overlay are most commonly requested for residential interiors. Polished concrete is available for residential spaces as well, though it’s more commonly specified for commercial projects.
