02 · Why Missouri City
A 1970s Quail Valley garage is a fundamentally different job than a 2015 Sienna slab. Older concrete often carries decades of stains, cracks, and failed sealers; newer Sienna slabs need mechanical grinding and curing-compound removal. We build the prep plan around what the concrete actually needs.
Expansive clay produces slab movement and hairline cracking, especially in older sections where foundations have been reacting to those forces for 40–50 years. Our evaluation assesses crack patterns, slab stability, and moisture vapor transmission.

Yes. Older patios in Quail Valley and 1970s/80s neighborhoods often have surface erosion, minor cracking, and discoloration. Our grinding removes loose material and opens the surface for adhesion. For more significant damage, a microcement overlay may be the better path.
They benefit from them. Sienna homes have clean, new concrete but builder-grade garage floors are still bare, untreated slabs that will stain and absorb oil. Coating early, after the 28-day cure period, protects the concrete while it’s in good condition. We also check for builder-applied curing compounds.
Yes. Fort Bend County’s expansive clay soils cause more slab movement than most Harris County suburbs. Our crack repair step and flexible coating systems account for this. We test for moisture vapor transmission — clay soils hold more moisture which can migrate through concrete and cause delamination if not identified.
A coating bonds directly to the existing concrete after grinding and repair. Works when the slab is structurally sound but cosmetically worn. An overlay — like our microcement system — adds a new layer on top, better for concrete with extensive surface damage, deep pitting, or conditions that grinding cannot correct.
